Park View, Oxfordshire

A masterplan for a much-needed urban extension in Woodstock, that respects its historic surroundings whilst also setting a clear path for future success.

Park View is a landowner-legacy scheme from the Blenheim Estate, with the objective of developing the land meaningfully over time, rather than in quick pursuit of profit. It contains 254 residential units (of which 43% are affordable) and 884 square metres of small-scale retail and business units, that will help to meet local housing demands and boost local economic growth.

The design focuses on character, historic continuity and quality public realm, with reverence for the surrounding estate. Existing footpaths connect Park View to Woodstock, creating the effect of a traditional hamlet.

The architectural styles reflect local vernacular and classical forms, particularly the Georgian core of Woodstock. The sense of organic development, as found in historic towns, is enhanced via a subtle hierarchy of spaces, character areas and a variety of housing designs.

Car speeds are controlled by the street layout, and open space has been created for recreation with all homes situated just a few minutes from local shops. The planning requirement for the inclusion of public art was fulfilled by a Grinling Gibbons-inspired obelisk, further connecting Park View to Blenheim Palace, where several of Gibbons’ commissions take pride of place. The artists Alex Waddell and Freya Morris were also selected to partner on the scheme, reflecting ADAM Architecture’s ongoing support for traditional crafts.

Park View will be key to the long-term success of the estate, which in turn is essential to the economic prosperity of the wider area: the ambition is that this extension will encourage other landowners to embrace the same forward-looking approach.

The new housing was recognised by the WhatHouse? Awards 2021 with a Gold Award in the category of Best Partnership for Blenheim Estate Homes and West Oxfordshire District Council. Pye Homes, Blenheim Estate's specialist construction division, was awarded the Best Residential Development (large scheme) Award at the 2023 OxPropFest Awards.
